As algorithms change at a rapid pace and artificial intelligence (AI) grows in popularity, old strategies are hurting real estate agents more than helping. Quality and authenticity are paramount in a quickly-evolving social media landscape. New algorithms don’t care about old tricks. Experts like myself have developed new, innovative ways to ensure our clients stay on top of these changes. Whether you’re completely new to social media or have a thriving account, you will want to read these 7 tips to make sure you aren’t making the same common mistakes as other realtors.
Tip #1 Know your audience
Get a pen and paper or open your note-taking app right now, and write down the 5 W’s and H: Who, What, When, Where, Why, and How.
Who is your audience? Describe them in a few sentences.
What do they want?
When are they online? What days of the week and what times?
Where are they from/where do they live?
Why do they care about you, your brand, and your product?
How do they use the internet and social media? Do they primarily use Instagram, Facebook, LinkedIn, Pinterest, YouTube, TikTok, Threads, or X (formerly Twitter)? Or do they access websites more than social media for information?
You have probably heard this a million times before, but knowing your audience and understanding how they consume content is half the battle of social media marketing in real estate. By understanding your audience, you can market to them effectively and attract more of your ideal audience through your content.
Now that we know who we are marketing to, let’s figure out how.
Tip #2 Prioritize strategy over tactics
Tactics:
Tactics are when you try to trick a social media platform into pushing your content to a wider audience. Like 7-second reels that loop before viewers have time to finish reading onscreen text, thus driving up views. Or writing keyword-rich onscreen text so algorithms pick it up, then shrinking it so small the viewer can’t see it.
Sure… these tactics might get you more views. But, like get-rich-quick-schemes and fad diets, you will get nowhere in the long run without a marketing strategy.
Strategy:
A good social media marketing strategy is like making lifestyle changes instead of crash-dieting. It may take longer to see results, but they last. A strategy is your long-term plan of what to do with increased views from tactics and it tells you if these views even matter. After all, what is the point of high view-counts and gaining followers quickly if those same users don’t interact with your content and are not your target audience? Put yourself in the shoes of your target audience and brainstorm how someone could get and keep your attention. This is the foundation to a good strategy.
Tip #3 Stop wasting time on hashtags
Are you still using the tried-and-true hashtag method of:
30 hashtags per post
Copy and pasting the same list of hashtags on each post
Using oversaturated hashtags like #realestate
Well brace yourself because hashtags are dead. New algorithms are prioritizing SEO keywords over hashtags. Social media platforms are rewarding users who write meaningful, relevant captions with keywords relating to their content and target audience. You can still include hashtags, but prioritize keywords in your caption and keep hashtags to a minimum.
Tip #4 Prevent burnout
You don’t need to post 3x per day, every day of the week. Remember quality over quantity. Algorithms are rewarding original, engaging, and consistent content more than frequent posting. It is true that posting often will increase your chances of attracting an audience more quickly. However, if you’re burnt out from an overwhelming schedule you will probably end up posting low quality, inauthentic content. This will harm your online presence in the long run and prevent growth.
Decide how much time and energy you can dedicate to creating content and make a schedule. As a general rule, you should be able to stick to your posting schedule for the next 6 months without fail. If you can’t commit to posting 3x a day for the next 6 months, please save yourself the headache and pick a schedule you can stick to.
Tip #5 Work on your brand image
Be honest. If I looked at your social media right now, would I see cohesiveness, consistency, and originality? Do all of your images and posts fit together? If I looked at only one of your posts, would I be able to say with complete certainty it is your brand? Do you have brand fonts and a color palette?

A sales pitch is something we reject on a primitive level and it feels like a betrayal to your audience if done the wrong way.
The REAL trick to social media marketing in real estate is selling to people in a way that they can’t tell they’re being sold to. So how can you make content that draws in your audience and keeps them engaged without feeling sold to?
Tip #7 Show people why they should trust you
Of all the agents online, why should I trust YOU? Post-pandemic there are more realtors than ever - what sets you apart? Who are you as a brand? How can you show vulnerability and help your audience relate to you as a person?
Really think about this and write down your answers. Figure out how to build a trustworthy brand image that shows you are different than your competitors. Then, build it into your social media marketing strategy.
